What is a HELOC and how does it work?

A home equity line of credit is revolving credit secured by your home's equity — similar to a credit card, but at much lower rates. You draw what you need during the draw period, pay interest only on what you use, and repay the balance over the repayment period that follows.

How much can I borrow with a HELOC?

It's based on your home's value, what you owe on your first mortgage, and the lender's combined loan-to-value limit. A quick way to estimate: take a percentage of your home's value and subtract your current mortgage balance. I can give you a real figure after a short conversation.

What do people use HELOCs for?

Home improvements are the most common use, followed by consolidating higher-interest debt and keeping a flexible reserve for large expenses. Because the line is secured by your home, it deserves a real plan — I help clients think through whether a HELOC, a cash-out refinance, or neither is the right tool.

Does opening a HELOC change my existing mortgage?

No. A HELOC is a second lien — your existing first mortgage, and its rate, stay exactly as they are. That makes a HELOC especially attractive if your current mortgage rate is one you want to keep.
