6 Mistakes First-Time Homebuyers Make (and How to Avoid Them)
Buying your first home is exciting, but a few common missteps can cost real money or sink a deal entirely. Here are the mistakes I see most often — and how to sidestep them.
1. House Shopping Before Getting Pre-Approved
Falling in love with a house you can’t finance is heartbreak you can skip. Pre-approval tells you your real budget and makes your offers credible. In competitive markets like Bellingham, many agents won’t even schedule showings without one.
2. Assuming You Need 20% Down
The 20% figure is one of the most persistent myths in home buying. Many loan programs allow far smaller down payments, and eligible buyers may qualify for programs with no down payment at all. Down payment assistance programs also exist for Washington buyers. Don’t rule yourself out before talking to someone.
3. Draining Every Dollar of Savings
Closing day isn’t the finish line for expenses — there are moving costs, immediate repairs, and the water heater that fails the first winter. Lenders also like seeing reserves in your account. Keep a cushion.
4. Making Big Financial Moves Mid-Process
Between pre-approval and closing, avoid: opening new credit cards, financing a car, changing jobs, or making large unexplained deposits. Lenders re-check your finances before closing, and any of these can delay or derail your loan.
5. Skipping the Inspection to Win a Bid
Waiving an inspection might strengthen an offer, but it can turn into a very expensive gamble. There are safer ways to make an offer competitive — a strong pre-approval, flexible closing dates, or an escalation clause. Talk through the options before giving up your safety net.
6. Not Comparing Loan Options
Your mortgage payment stretches over decades — small differences compound into real money. Different programs fit different situations, and the right choice depends on your credit, down payment, location, and how long you plan to stay. A 20-minute conversation about your specific numbers is worth more than hours of generic internet research.
